    It seems as if you can find a foreclosure in almost every neighborhood in America. Just two years ago, it seemed very unusual to hear of someone losing their house. The idea was foreign to many of us. How could you lose your house? Unfortunately, it is now commonplace. Although sad, the situation has presented an opportunity for the savvy real estate investor. The aspects of foreclosure investing information that we will focus on in this article are why to invest in foreclosures, where to find foreclosures, and challenges of investing in foreclosures.

    Foreclosures come in three flavors: pre-foreclosure, foreclosure, and bank owned. It is possible to buy the properties at any point during the process. Foreclosures are not necessarily better values than regular property that are listed on the multiple listing service or as a for sale by owner. However, foreclosures are more likely to be better values. The reason two-fold. First, banks are unemotional about the property. They did not raise a family there. They did not care for and maintain the property. The bank has a strictly analytical view of the property. Secondly, the bank is qualified to sell. Many sellers in this market would reduce their asking price, if they could. However, many are required to bring cash to closing in order to sell their property. Unfortunately, most home owners don't have this luxury. Banks do.

    The second piece of foreclosure investing information is where to find foreclosures. Depending on state and local law, foreclosures are normally posted at the County Courthouse once a lis pendens has been served. The lis pendens serves as notice that a lawsuit is pending. Most County Court-Houses will disclose this information on the Clerk of Courts Website. After a property has been seized by a bank, it will be offered at auction. If the property fails to sell, then it will become a "bank owned" inventory property. Normally, these properties will be listed by a real estate company. You can ask a local real estate agent for a list of "bank owned" foreclosures. The final, and best, place to find foreclosures is to search for pre-foreclosures. The best method for accomplishing this is by networking. Ask, and you shall receive. A pre-foreclosure presents you with many options for securing a great buy, while minimizing the hassles involved in the process.

    Investing in foreclosures can present many challenges. However, by far, the biggest challenge is getting different people and organizations to compromise and agree. Throughout a typical foreclosure negotiation, you will need to negotiate with real estate agents, a first lien holder, a second lien holder, a title company, a law office, and the sellers. As you can imagine, this is not always an easy task. However, should you be successful, you can find yourself acquiring property for as little as fifty cents on the dollar.
